123Wonen has developed the 10-week-check-up, as a tool to monitor your landlord’s conduct periodically. Do note: the landlord/landlady is not allowed to enter the property without permission from the landlord.
If you would like to use this service for your property, please do inform us about this before you sign the rental contract. In that case, we can include certain clauses in the rental contract concerning this periodic check-up.
Problems with landlords often arise after the first few weeks of renting. There could be landlords that fail to respect your property, or even landlords that use your property to install a hemp plantation.
The 10-week-check-up came to be, because 123Wonen was receiving more and more questions about the option to check up on the properties periodically. Also consider the fact that the average hemp cultivation takes about 12 weeks, and you will surely understand how the 10-week-check-up came into fruition.
On the one hand, the 10-week-check-up is meant as a preventative precaution; on the other hand, it can be used to inspect your property, thus granting you more control over the situation. This way, you can protect your property to the best of your ability.
123Wonen’s basic 10-week-check-up consists of inspecting your rented property regularly. Our work includes a short visual inspection of the property. You will receive a report of our findings afterwards. Furthermore, the landlord is asked to prove during this inspection that the gas, water and electricity contracts have all been transferred into their name.
123Wonen’s premium 10-week-check-up consists of a more extensive periodic check-up of your rented property. Our work includes a visual inspection of the property, and taking pictures of the property during the inspection. You will receive a report of our findings afterwards, with the pictures included in the report. Furthermore, the landlord is asked to prove during this inspection that the gas, water and electricity contracts have all been transferred into their name.
